Message from the President

April/May 2017

I would like to announce our new Board of Directors for 2017.

I expect this Board to work as aggressively as the prior boards and continue the progress we have made to improve the aesthetics and the structural integrity of our building.  These improvements have been grossly neglected in the past years due  to our costs of pursuing  the construction defect lawsuit. Now that we have settled the lawsuit we are financially able to address the issues that were previously tabled.  Our mission is to protect and increase the value of your investment.

 

 

CONSTRUCTION PROJECT/BUILDING IMPROVEMENTS:

PHASE 1

We have completed  Phase 1 (Roof, stucco repair, expansion joints, waterproofing & paint of the building) .  I met with the contractor last week and he is beginning to tear down their staging area in the parking lot. The punch list is being addressed at this time. The contractor, Wes Pell, will be attending our next Board Mtg. to explain the finalization of this project.

Steve & Matt have begun  painting all light fixtures  in the hallways and the exterior of the buildings, cleaning all railings and cleaning the floors with the power washing flat surface cleaner and replacing all electrical receptacles and covers. They have completed Bldg 1 & 2.

PHASE 2

(Pressure washing & painting of the roofs on the garages in the center of the parking lot, stairwells and all breezeways) . All work on the center garages is complete.  Breezeways have been painted in Bldg 1 – 4.  At this time  they are finishing  in Bldg 5 and have pressure washed Bldg 6. They are expecting to complete this phase by the end of the month.

PHASE 3

(Painting of exterior balcony doors and fixed glass panels & replacement of balcony hardware) This phase began on Feb 9 and was completed on April 6. 60% of owners took advantage of the hardware replacement offer. Thank you to resident painter, Frank Dorio for a great job.

LANDSCAPING

Lindley’s nursery completed their work the beginning of April.  All dead and diseased plants have been removed and replaced. To finish the project the committee will complete a list of additional plants that are needed to fill in areas.  The landscaping is approximately 10 years old and this is the first time we have addressed  landscaping improvements.

In April we hired a landscape company who will service our property once a month.  We also hired a pest control company who will fertilize our grass and ornamentals and spray for pest control every 2-3 months.

The herb garden is available for use by all residents.  I have seen several residents take advantage of the garden and The Spa at Venetian uses the mint in their water.

SOCIAL

The “Spring Cookout” was a big success with about 50 residents attending.  The “Memorial Day Cookout” welcomed approximately 30 residents.  Thank you to Marge Miller, new member of the Board and recently appointed Social Chairman, for coordinating these events.  The feedback from owners and residents is very positive and the feeling is that these socials create an atmosphere of “community” in Tuscany Square.

SECURITY CAMERAS

The additional security cameras have been installed and we now have complete coverage of our property.  Thank you Skip and Steve for making our “need” a reality.  In a very short time  our cameras assisted Venetian Bay HOA in a police issue, identified trespassers and also confirmed violations.

GATE

Replacement of our failing gate system is a work in progress.  As soon as we can sign a contract, work will begin.

GARAGE DOOR LOCKS

We have purchased new garage door locks for all garages and will begin installation  this week.  You have all been notified via email and will be receiving your new keys as soon as your garage is complete.

MAINTENANCE STAFF

W-F custodial – commercial and residential
Steve: Maintenance & Special Projects – these projects vary week to week per mgt & Board requests.

 

AUDITS

An audit for 2016, a Reserve Study and an Insurance Appraisal is in progress at this time.   I will share the results with all owners once they are available.

 Thank you to all who contribute to the progress we have witnessed, Mark Michalek, Leland Mgt, Board of Directors, Skip, Steve & Matt. I am grateful to every one of them for their commitment to their duties regarding Tuscany Square.  This is our home, this is our investment…and we strive to protect it. I am also very grateful for all of the positive feedback from owners.  Being a Board Member is often referred to as a “thankless “job…apparently not at Tuscany Square!
