To minimize the negative impact of construction activity on the residents of TSQ1, the General Contractor (GC) is required to adhere to the following regulations during the first-floor build-out:

 

  1. Starting time – The normal starting time is 8am. The GC should contact Skip Brannan no later than Day T (day of construction) -2 (days) if there is a need to start earlier on Day T so that Skip may inform all affected residents. The earliest starting time is 7 am.
  2. Ending time– The normal ending time is 5pm. The GC should contact Skip Brannan no later than Day T-2 if there is a need to end later on Day T so that Skip may inform all affected residents. The latest ending time is  7 pm.
  3. Weekday Construction – Construction is allowed on Monday to Friday.
  4. Weekend Construction – Weekend construction must be pre-approved by the Board’s Construction Committee during the preceding week. Requests should be sent to Skip Brannan describing the type of construction activity. Construction with noisy, heavy-duty equipment will not be permitted under any circumstance during weekends.
  5. Clean Up – The driveway is a common element. The GC must clean up all debris and remove all material from the driveway.
  6. Driveway Parking – The GC may park one or two trucks in designated interior locations that are close to the construction site. Equipment and materials may be unloaded as needed by the GC.  However, these trucks must be moved to the exterior parking lot after the delivery is completed.
  7. Driveway Closure –If the driveway must be closed to accommodate the construction, the GC must inform Skip Brannan no later than Day T-2 prior to the driveway closure on Day T.
  8. Sanitary Facilities – Sanitary facilities cannot be installed within the gated area of TSQ1.
  9. Fire Alarm – The GC must inform Skip Brannan no later than Day T-2 of any scheduled fire alarm test on Day T.
  10. GC Representative – Whenever the GC is not present on site, the GC must inform Skip Brannan and Steve Joyce of the identify of the on site manager who will have full responsibility for all ongoing construction activities.
  11. Common Elements – The GC cannot make any attachment to or alter the configuration of any common element without the prior approval of the Construction Committee.
  12. Construction Committee – The members of the construction committee are Skip Brannan, Steve Joyce and Richard Mistarz.
