Each Unit Owner shall be entitled to one vote. Paragraph 5.2 of the Declaration of Condominium
describes these voting rights.
Paragraphs 18.1 through 18.10 of the Declaration of Condominium contains the following restrictions on
residential units: (a) No signs or advertising is permitted; (b) Four-legged pets are limited to dogs (not
to exceed 20 lbs.) and cats with not more than two per unit; (c) Balconies may not be enclosed in any
manner; (d) No mobile/motor home, RV, truck with load capacity of more than one-ton, trailer, ATV's,
commercial vehicles, boats or water craft may be parked on condominium property; (e) No hard floor
covering can be installed unless approval received from Association.
The Estimated Budget for the year ending 12/31/23 will require payment of monthly assessments for
residential units as follows:
Unit Type B1 - $434.90
Unit Type B2 - $483.60
Unit Type B3 - $486.51
Unit Type C1 - $569.23
Unit Type C2 - $591.73
Unit Type D1 - $659.63
Unit Type D2 - $663.71
Yes, you will be a member of Venetian Bay Homeowners' Association, Inc, ("Master Association"). As a
Unit Owner you will have one vote on matters decided by the membership. The Master Association's
annual assessment is $800.00.
Residential Units cannot be leased for less than 91 consecutive days. Paragraph 19.2 of the Declaration
describes this restriction.
